Manchester Goods Yard is a base-build commercial development located in the heart of St Johns Enterprise City in Manchester. The £83M development has a gross internal area (GIA) and completed in 2022.

Sandy Brown have been involved with the project since the master planning, which started in 2015, and provided a full scope of acoustic consultancy services through the design, tender and construction stages.

Extensive and iterative building services plant noise egress assessments and 3D modelling were carried out to ensure that noise emissions associated with the rooftop plant were suitably controlled to meet with the planning requirements of Manchester City Council outside an overlooking residential tower.

Internal measurements were undertaken to determine the noise levels from building services and environmental noise ingress via the building envelope. External sample measurements were also taken to ensure that noise emissions from plant associated with the development were suitably controlled.  The results of the commissioning measurements were used to demonstrate compliance with the relevant BREEAM credits for the project which achieved a BREEAM Excellent rating.

Sandy Brown have also provided acoustic consultancy for several Cat-B office and retail fit-outs within the building as well as other prominent developments within the St Johns Masterplan including Old Granada Studios, Bonded Warehouse, ABC Buildings and Globe & Simpson.
