Project summary

11-21 Canal Reach is an office development located in the ‘Western Yards’ of the King’s Cross masterplan in London and is now the UK headquarters of Meta (formerly Facebook).

The development includes 38,000 sqm of modern Grade A office space over 10-12 stories along with roof gardens.

The scheme has achieved a BREEAM ‘Outstanding’ rating thanks to its sustainable design which utilises passive design principles.

We provided a full scope of services from concept design to completion for the base-build.

The lightweight cladding design which includes arrays of fins and extrusions was carefully considered to minimise the risk of wind-induced noise and rain noise drumming.

The building includes large full-height atria which are open to the office floors plates and include lifts that are not contained within shafts. Lift noise transfer therefore had to be assessed to ensure appropriate conditions within the offices.

The control of rooftop plant noise egress was also a key issue as the site includes residential receptors overlooking the roof.
